Most renovation companies operating in Bangkok's expat-facing market do not publish English-language pricing — quotes are typically given only after a site visit, if at all. This page is our attempt to change that: real rates, real minimums, published before you ever pick up the phone.

All rates exclusive of VAT. Interior design and turnkey construction can be commissioned together or separately. Final quotes are confirmed in writing after a site visit and are fixed for the scope agreed.

All three sizes fall above the 50 sqm point at which the published minimums would otherwise apply, so the per-sqm rate is what determines each figure. These are starting-from estimates, not fixed quotes — final pricing depends on scope, finish level, and site conditions, and is confirmed in writing after a site visit.

Payment Schedule

Kept Simple, On Purpose.

The interior design fee is due to begin work. For turnkey construction, a deposit secures your place in the production schedule, with the remainder staged against project milestones through to completion and handover. Every payment stage is set out in writing before work begins.

How much does interior design cost in Bangkok?

Interior design through Something Bespoke is ฿2,000 per square meter, with a minimum project fee of ฿100,000. This covers design drawings, material and finish samples, and a fixed quote delivered within approximately 1–2 weeks.

How much does turnkey renovation cost in Bangkok?

Turnkey construction starts from ฿20,000 per square meter, with a minimum project value of ฿1,000,000. This includes the construction crew, project management, and factory-made furniture where applicable. Full-house renovations and repeat or referral projects start from ฿800,000.

Is there a minimum project size?

Yes. Interior design has a ฿100,000 minimum fee, and turnkey construction has a ฿1,000,000 minimum contract value. Full-house renovation and repeat & referral projects start from ฿800,000.

Are these prices negotiable, or is this the cheapest option in Bangkok?

These are published, fixed rates rather than an opening position for negotiation. They are not positioned as the cheapest option in the market — the wider Bangkok market for design fees generally runs ฿1,400–2,500 per sqm, and construction ฿15,000–40,000 per sqm, and our published rates sit in the low-to-mid range of that market. What we offer instead of the lowest price is transparency: a specific, published number you can plan a budget around before the first site visit, in a market where most renovation companies do not publish English-language pricing at all.

What's included in the price — are there hidden fees?

The published rate covers design drawings, material samples where applicable, the construction crew, and project management under our three written guarantees — schedule, materials, and communication. Site-specific costs such as permits, utility upgrades, or structural issues found behind existing walls are scoped and agreed in writing before work begins, never added after the fact.
