Drawings and material samples, followed by a written fixed quote — typically within 1–2 weeks — priced at ฿2,000/sqm (minimum ฿100,000).
Once the design and price are approved, we sign a contract and agree a deposit schedule before any work begins on site.
Our in-house crew builds on site while your custom furniture is made in parallel at our factory, minimizing on-site time. Turnkey construction is priced from ฿20,000/sqm (minimum ฿1,000,000).
Before handover, we inspect the finished space together — room by room — against the contract and design drawings.
Keys are handed over. Aftercare and adjustment support continue afterward — not a one-time drop-off.

If a contracted completion date is missed — excluding client-caused delay — Something Bespoke pays 0.1% of the contract value per day late, capped at 5% of the contract value.
Any change to a contract-specified material or brand requires the client's written approval in advance. Unauthorized substitution found after the fact is corrected at no cost to the client.
Weekly progress reports (photos + status) for the life of the project, plus a 24-hour response commitment on any question you raise.
A design deposit is due upfront to confirm your project and begin drawings — this is what commits our design team and locks your place in the schedule. Once the fixed quote and contract are signed, construction follows a staged deposit schedule tied to build milestones, agreed together before work begins on site.
