Most Bangkok renovation cost guides — including our own on total turnkey cost — quote a single per-sqm number that blends two very different things: what you pay someone to design your space, and what you pay someone to build it. That blending is understandable, since most clients eventually pay for both. But it also means the design fee, on its own, almost never gets a straight answer. How much does a Bangkok interior designer actually charge to plan a space, choose materials, and produce drawings — before a single wall gets touched?
This article answers that question alone. It does not cover construction cost — that is the subject of our companion piece on condo renovation cost. Here, the only number under discussion is the design fee: what Something Bespoke charges for it, what it actually includes, how it compares to the general market, and what the arithmetic looks like for three real condo sizes.
What a Design Fee Actually Pays For
"Design fee" can mean very different things depending on who is quoting it. Some firms fold it invisibly into a construction contract. Others charge for a mood board and call it design. To be a number worth budgeting against, a design fee needs a defined scope — the same scope, delivered the same way, on every project.

Space planning — working out how the space is laid out and used, before any material decisions are made.
Material and finish selection, with samples — the tile, flooring, paint, and surface choices that define how the finished space actually looks and feels.
Design drawings and layout plans — the documents that both you and the construction crew work from.
Coordination into the construction phase — so the design that gets approved is the design that gets built, not a separate document that construction quietly departs from.
All of this is delivered as a fixed quote, typically within approximately 1–2 weeks of the initial site visit. It is a design-only deliverable: it does not include the construction crew, site labor, or materials installation, which are priced and contracted separately.
Where ฿2,000/sqm Sits in the Market
As general market context, published interior design rate tables are genuinely rare in Bangkok's expat-facing design market. Most firms in this space do not put a number on a page at all — pricing is given verbally, after a sales visit, on a case-by-case basis. Where rate information does exist in the broader Bangkok market, design fees run roughly ฿1,400–2,500 per sqm.
Something Bespoke's published rate of ฿2,000/sqm sits within that general range — not toward the bottom, not toward the top. We are not framing this as the cheapest design fee available in Bangkok; we have no visibility into every firm's private pricing, and a firm's willingness to publish a number is a separate question from whether it is the lowest one. What we can say is that the rate is fixed, published, and quoted the same way to every client, in a market where a comparable number is rarely published at all.
Worked Examples: 60, 90, and 150 Sqm
The formula is simple: design cost is the greater of (floor area × ฿2,000) or ฿100,000. Applied to three common Bangkok condo sizes:
60 sqm condo
60 × ฿2,000 = ฿120,000 (above the ฿100,000 minimum, so ฿120,000 applies)
90 sqm condo
90 × ฿2,000 = ฿180,000
150 sqm condo
150 × ฿2,000 = ฿300,000
At all three sizes, the per-sqm calculation already exceeds the ฿100,000 minimum on its own — the minimum only comes into play below roughly 50 sqm, where it acts as a floor rather than the per-sqm rate applying directly. These are the design fee only; they do not include construction, which is quoted separately based on scope and finish level once a design exists. Why a Separate, Published Design Fee Matters
A common structure in Bangkok renovation sales is "free design" bundled into a construction contract. On the surface that sounds like a saving. In practice, it usually means the design cost has not disappeared — it has been folded invisibly into the construction number, where it cannot be checked, and where you are effectively asked to commit to a construction contract before you have seen a real, costed design to evaluate.
Paying for design as its own line item, with its own fixed quote, works differently. You see drawings, material samples, and a real price before any construction commitment exists. If you decide not to proceed to construction with us, you have still received a defined deliverable you paid a defined price for — not a "free" sketch designed to get you to sign a much larger contract. This is consistent with how Something Bespoke structures the whole engagement: one team for design and build, but two separate quotes, so you are never asked to commit to the larger number before seeing the smaller one.
What Happens After the Design Phase
Once a design and fixed quote are approved, the natural next step is construction — priced separately, from ฿20,000/sqm, minimum ฿1,000,000 per project.
